water system you have as well as any energy saving devices and controls that are currently fitted to your property.  Although this work is non-invasive, i.e. does not require any lifting of floorboards or removal of boxing/cladding, I must stress that it does require access to all rooms in your home, including bedrooms, attic/loft, bathrooms, airing cupboards and basements/cellars where applicable.  We request in the interest of health and safety, and in order to help the assessor, that all dogs are restrained and children are closely supervised at all times.  An adult’s presence is required for the full duration of the inspection.  

Documentation or certificates for work that has been carried out at the property, such as double glazing, loft or cavity wall insulation should be made available before or during the inspection.

We now provide Energy Performance Certificates which came into force in October 2008. Under the European Energy Performance Directive (EPVD), an EPC is required if you intend to rent or lease your property, or are in the process of selling it, whereby it becomes part of your Home Information Pack (HIP Legislation 2007).  Energy Performance Certificates advise prospective tenants/buyers of a properties Energy Efficiency rating and CO2 impact.
